Ridgefield Commons Strip Mall, Schaumburg

Ridgefield Commons had been patching the same failing sections for six years. The base had deteriorated under the northeast quadrant — freeze-thaw cycles had turned minor cracking into full-depth failure across 12,000 sq ft. Property manager Dan Kowalczyk needed the lot fully operational through a tenant's summer promotion window. We phased the work into three zones, milling and full-depth reclaiming the northeast first, then resurfacing the balance with 3-inch binder and 1.5-inch surface course. Drainage was regraded to eliminate the ponding that had accelerated the original failure. Striping was complete 48 hours after final compaction. Dan's exact words: "I didn't realize what a new lot looked like until now."

Apex Distribution Center, Elk Grove Village

Apex runs three shifts. The loading apron and interior truck lanes had been taking 80,000-lb gross loads since 2017, and the base was failing under the dock approach — the most punishing zone in any distribution facility. Facility director Marcus Chen needed a plan that kept docks 1–12 accessible during peak holiday pre-season. We engineered a three-phase approach: interior lanes first (off-peak), then the east apron while west remained active, then the final western approach during a scheduled inventory shutdown. The spec called for 8-inch aggregate base reconstruction under the dock approach and 4-inch full-depth asphalt throughout the traffic lanes — designed to handle the axle loads, not just pass an inspection.

Harborview Estates HOA, Lake Forest

Harborview's private road network hadn't been touched since 2009. The HOA board had the vote stalled over scope uncertainty — they needed a contractor who could walk the full 1.4 miles, document every failure point, and produce a line-item scope that the board could put in front of 140 homeowners. We did the site walk in a day, produced the proposal in 72 hours. The work required milling the full network to a consistent 2-inch depth, addressing three sections with base failure through full-depth reclamation, and rebuilding all 14 driveway apron transitions. Resident access was maintained throughout — each cul-de-sac was sequenced to keep at least one lane passable. Board president Evelyn Marchetti called it the smoothest capital project the HOA had run in a decade.
