Ridgefield Commons had been patching the same failing sections for six years. The base had deteriorated under the northeast quadrant — freeze-thaw cycles had turned minor cracking into full-depth failure across 12,000 sq ft. Property manager Dan Kowalczyk needed the lot fully operational through a tenant's summer promotion window. We phased the work into three zones, milling and full-depth reclaiming the northeast first, then resurfacing the balance with 3-inch binder and 1.5-inch surface course. Drainage was regraded to eliminate the ponding that had accelerated the original failure. Striping was complete 48 hours after final compaction.
